Free Standing Systems come complete with...
Instructions, fascia gutters for all four sides, 12" wide flat pans (8" wide on specials), corners, beams, screws, sealant, scuppers, 10' posts, top brackets and fastener bars.  Your poles will need to be cemented into the ground at least 2 feet. Your unit must be anchored properly to be in accordance with all live load ratings. When a beam is used it includes angle brackets, hardware, and screws.

Top Only Systems come with...
Instructions, fascia gutters for all four sides, 12" wide flat pans (8" wide on specials), corners, screws, sealant and scuppers. The purchase of a top only system transfers the onus of engineering standards to the customer.

1. All quoted units are designed to meet 2006 IBC standards using live load ratings of 20, 30, & 40 pounds per square foot (psf) and wind ratings of 90, 100, & 120 miles per hour (mph) respectively. (20/90 , 30/100 , 40/120)

2. All front heights should be calculated on a specification of a ¼” drop per foot of projection.

3. Projection (pan direction) is indicated as the distance away from the house, from the house wall to the front of the unit.

4. Width is the distance measured running opposite to the pan direction.

5. Your posts will need to be spaced according to the IBC standard determined by the required load rating (see point #1).

Our units are pre-engineered systems that have been approved by qualified, State approved engineers in 45 States. Our systems are rated according the year 2006 International Building Codes. Snow drifting and wind uplift have not been considered in the wall attached units. If local specifications require such engineering, these standards can be met at an additional cost. Current approved standards assume an importance factor equal to 1 & wind exposure equal to "B". If you require documentation and registered engineering stamps we will submit your request with your quotation. We cannot talk to engineers about such items prior to knowing what it is you require.

Obtaining necessary permits and load ratings is the sole responsibility of the purchaser. Customers agree to hold ScreenHouses Unlimited and the manufacturer free of any liability for improper installation, maintenance and repair.
